Competition
In order to evaluate our competition we have searched through the internet for other component wall manufacturing companies. We found many mobile home companies, and a bunch of Modular home companies, but very few component wall companies. Most of what we found was in the Eastern United States.
We were fortunate to find a company in Albuquerque, New Mexico that is building component walls. This is a factory in our approximate back yard that is doing about the same thing we are planning to do.
We "downloaded" their brochure and their price guide, and have quoted from them.
It was noted that they do not finish the wall panels to the same state of completion as New Century.
It was also noted that the quality of construction, and the freedom of expression allowed by the component wall process let them provide homes that "come in many shapes and sizes; from simple, low maintenance vacation getaways, to elaborate 7000 square foot luxury homes."
Sunlight Homes, the company in New Mexico, offers three series of homes.
1. Their premier home, the Equinox, features an R-36 Wall and an R-44 Roof, with Pella windows.
2. The Solstice series offer the same custom design features and has R-28 walls, an R-36 roof, and Pella windows.
3. The Stellar series is a custom design that offers Pella windows as an option.
The quoted prices do not include the price of the land, any site work, bringing the utilities to the site, any septic tank, if necessary, nor any landscaping. Sunlight does include the shipping, which New Century will not. Taxes, if applicable, are extra.
Based on the above facts, the component wall kit prices are:
Equinox Series $38.00-$41.00 per square foot
Solstice Series $33.00-$36.00 per square foot
Stellar Series $27.00-$31.00 per square foot
Their prices for a turnkey home are:
Equinox Series $ 100.00-$115.00 per square foot
Solstice Series $ 90.00-$105.00 per square foot
Steller Series $ 80.00-$ 95.00 per square foot
New Century Homes offers homes with an R-19 wall and an R-38 roof. This is the standard when 2" x 6" exterior wall studs and 12" floor trusses are used. This is also more than the typical stick-built home, which usually uses 2" x 4" exterior wall studs.
To be comparable with the Sunlight homes New Century would price it's typical home at $32.00 per square foot for the component wall kit, and $98.00 per square foot for the turnkey home.
Since Sunlight Homes does not install the doors and windows in the factory, they must be installed on-site. This is an additional expense that a buyer from New Century does not incur. This also precludes Sunlight Homes from being able to "cap and lock" the home on the day of delivery. The time to complete a Sunlight home is extended beyond the time necessary to complete a New Century home.
New Century also did a survey of the local builders to determine the price per square foot being charged for the completed homes. This, of course, will vary depending on the price of the lot, and the connection fees.
In the Salt Lake City metropolitan area the prices ranged from about $95.00 per square foot to over $125.00 per square foot.
New Century had independent builders bid the construction costs for New Century's "Crestwoode" home. The lowest bid was $122,000, which did not include the lot or any landscaping. This is $64.58 per square foot. Compare this to the $42.91 per square foot for New Century's cost.
