New Century Homes, Inc, will allow a buyer, upon proof of proper experience, training, or ability, to perform part of the work necessary to complete the construction of their New Century home.
If you would Like to exchange your building skills for part of the purchase price of your new home, New Century will credit you with Eighty Percent (80%) of the scheduled labor costs for whatever portion of your new home you complete, provided that the following procedure is strictly adhered to:
1. Present evidence, to New Century, of your ability to do the work that you want to do. The evidence must show that you are capable of completing the work in a timely fashion, in accordance with all building and construction codes and in a professional manner.
2. New Century will supply the materials necessary to perform the labor. If, However, through your negligence, or inability to perform the work properly, you require additional materials, you are responsible for purchasing them, and they must be purchased through New Century. This permits New Century to monitor the quality of the materials being used in the construction.
3. New Century will, at various unannounced times, enter into the new home to inspect the progress and the workmanship of the work being done by you. If Satisfactory progress is not being made so that the other workmen can have access to the home in order to complete their work in a reasonable time, then New Century reserves the right to complete the work and cancel the credit that would have been issued to you.
4. If New Century finds that the quality of workmanship is not in compliance with New Century standards, or not in compliance with applicable codes, then New Century shall have the option, at its sole discretion, to cancel the Work for Down Payment Agreement, and to complete the work itself. If New Century completes the work then no credit will be given to you for any work you may have completed.
5. You will be liable for all costs and expenses necessary to bring the quality of the work scheduled to be performed by you into acceptable standards. The additional costs and expenses billed to you hereunder will be payable immediately in cash.
6. If the local inspector has approved your work, New Century cannot declare that work unacceptable. If, however, the local inspector finds fault with your work you will have a reasonable amount of time to correct the problems and have the local inspector accept your work.
7. Once your portion of the work on your new home is completed, and if you are a licensed contractor, then you may perform work on other New Century homes and be paid in Freedom Cooperative Associates Barter Credits against the purchase price of your home.
